When to mitigate
Health Canada’s guideline is 200 Bq/m³. Between 200 and 600 Bq/m³ it recommends fixing within 2 years; above 600 Bq/m³, within 1 year. The decision is based on a long-term test.
Three levels of protection
- Level 1 — Rough-in pipe: sealed membrane, granular layer and a capped, labelled pipe built into new homes, ready to activate if a test calls for it.
- Level 2 — Passive stack (~50% reduction): a full vertical stack through the roof relying on natural draft, no fan.
- Level 3 — Active system (~90%+): a properly sized fan draws soil gas from under the slab and vents it outside. This is active soil depressurization (ASD), the professional solution for high levels.
Our method and prices
Fan sizing, pipe routing and exhaust point designed for your building, sealing of slab and foundation penetrations, and a follow-up test to confirm the reduction. Older buildings have no built-in pipe: we design the mitigation from A to Z under CAN/CGSB-149.12.
Frequently asked questions
How much does radon mitigation cost?
Active soil depressurization typically costs $1,800 to $5,000 + tax depending on the building. The $680 engineer diagnostic includes a preliminary mitigation plan.
How effective is active soil depressurization?
A well-designed active system reduces radon by about 90% or more, and every mitigation is confirmed by a post-work test.
